I recently found an older duplex with a unit for rent. 

There will be a little bit of touch up work needed to cover and repaint nail holes in the walls (she did the place out really nicely but there are a lot of pictures and decor up on the walls)  Other than that there is no damage that I saw when I had to go in a couple of weeks ago to repair a leaky toilet valve.My question is this. 

Hi, I am looking to purchase a cashflowing 2-4 unit duplex/quadplex that needs some renovation that will be owner occupied possibly using a FHA 203k loan.

The contractor will dig 3-10 tons of dirt and dispose at a regulated landfill and then collect confirmation samples from the walls and floor of the pit for a closure report.  

My goal is to have 500 cash flowing units by age 35 and i'm currently 19 years old. ( I will be uploading picture soon) Thinking in reverse I plan to do this buying my first property while in college whether that be single family or a duplex, as my months of research have deemed that this area isn't as strong as others when it comes to 2-4 units.

We rehabbed our primary house and are now building a duplex from the purchase of an off market lot, all with owner occupied financing from a portfolio lender.

So the property is a duplex built in 1997 (great condition) in Colorado Springs, total sq ft 2,804 with both units being 2bd/2bath w/ 2 car garage and great views of the mountain and Pikes Peak. 

I wanted to redo the kitchen (break down one of the dry walls if the building permits it and new cabinets) and also thinking about renovating the two small bathrooms as well.

Purchased couple of duplexes at end of 2017 but havent been able to find anything with 20% ROI (10-15 net ROI) since.
