Also, owner occupants wants features like granite counter tops and manicured laws that investors don't want since tenants do not care for them properly and rarely do they generate enough extra rent to make them worthwhile.So I don't see these two groups competing with each other frequently.

Back in RI when I would access a property on the county assessors office it would include the features of the house (number of bed/bath/rooms/fireplace/etc).

I have noticed that Rentec Direct is almost always cheaper no matter how many units you are managing, plus it has an accounting feature that can be synced up to quickbooks.
