@Niti Bhat- thanks 1) many " lenders" dont have a retail presence and thus cant be gone through 2) If the lender you are interesated does have the ability to work directly with them - contact them as well as your past lenders - get quotes on same day using the same parameters ...compare and make a decsion to use one or the other

I believe some people have been doing low 4-digit buyouts on tenants in Oakland, although it does depend on the person and how far below market..
