A lot of renters prefer actual apt buildings because they offer more features and are new compared to most standard multi-fam homes.

You need to be able to identify what features are REQUIRED by your local buyers, what features are liked, and which items are deal-killers.Once you know this you can build out your design.Also, Pinterest is your best friend for finding color schemes and cool design ideas.

This home features brand new Flooring, carpet, brand new kitchen, all wood cabinets with soft close drawers and hinges, quartz countertops, new stainless steel appliances, new fully finished bathrooms, new interior and exterior paint, new central HVAC, new dual pane windows, new roof, new water heater and all new lighting throughout.

I’m an interior designer so one of my strengths is renovating properties that are eyesores without breaking the budget.I signed up for Bigger Pockets because I want to accelerate the rate that I invest and explore flipping properties. 

We did need to upgrade some windows for the required above ground level egress, but that was planned regardless.I took a couple of courses so was allowed to design & install it myself.

On the flip side, there are many decent pockets there, and odds are good it's been designated an "Opportunity Zone" under the recent federal laws.Bottom line - I would talk to a specialist in the area who knows that neighborhood. 

The new floor plan design was implemented for each unit (2 total units) which in turn captured the highest rents in the area for at lease the first 10 years post renovation completion.

The value I was able to bring to this bit of real estate was identifying the highest and best use of the floor plan and making changes to the existing floor plan to bring about those highest and best features.
