Gamestop should issue shares, buy their "undesirable" retail and do an OpCo - PropCo split; spinning of their real estate into a REIT refinancing some of their expensive debt as property level mortgages along the way.Personally had $3 calls at $3.05 in April 2020 before Ryan Cohen got involved - made a nice chunk of change but peanuts compared to the $50 million Keith Patrick Gill (u/deep****ingvalue) made!

Listen to all the BiggerPockets podcasts, read any and all books, network with investors, and start going out and physically looking at all the houses in your area you can (a deep familiarization with you investing market is key).

Existing owner tried in the past (like 30+ years) ago to get ZBA to approve it to be a 5-unit building, but got rejected because the rear yard area and open court were not big/deep enough.

We ended up reducing the rent by $200/mo so she didn't fall off the deep end and start looking elsewhere since rents have fallen so much. 

While hosts are not expected to do a deep cleaning between every booking, the place needs to be spotless when guests arrive and appealing to the eye.

The house smelled so bad it was hard to breathe before removing the carpet, crazy how some people live!
