You're clearly not ready to jump into the game by yourself so use the credibility of a seasoned investor who has proof of funds, knowledge of valuation, negotiation, contracts and hopefully has a large database of prospective buyers or is a skilled marketer. 

Finally I understand one has to get approval from the NC Utilities Commission to submeter which may be a straightforward administrative process but extra effort nonetheless.

How has this situation changed for you, if at all, now that the Trump administration and CDC have further extended the eviction moratorium through the end of the year?

@Sylvia BRe USPS - Have you not heard of Louis DeJoy, the person appointed as Postmaster General in order to slow down and ultimately ruin the mail service so the current administration is not in jeopardy of losing the election through mail-in ballots? 

I use tenant turner through buildium, and if any prospective tenants inquire about the property through zillow, it automatically funnels them into Tenant Turner's database.
