A lot of contractors are crude, imagine dealing with them when you have problems in a project.Visit a current worksite, talk to past clients, don’t just look at pictures of their work, and if you have construction knowledge ask them what they’d to in a hypothetical, make them talk out their process for your project, question their process.

I think though one has to be judicious going forward were you think your going to do it. and make sure you have proper permits.I am building some new construction in Charleston SC right now.. and putting a second home on each lot that I am hoping who ever buys these will take into consideration that they can short term rent those.. thereby pay me more money for my new builds :)

Since it needs some work she may need to get a construction loan like a 203K. have her to talk to a lender and see what her options are.
