I have followed this syndication company for a while.

In 2011 we started a PM company.

They tend to attract big companies, hospitable systems, cool downtowns with good restaurants, lots of events, and are usually a 1-2 hour drive from a major metro and airport.

@Bruce LynnWould you be able to suggest any areas to look or even property management companies that directly do sales for turnkey properties like you mentioned?

I know that the world of residential and commercial are two completely different animals so making the transition is really scary and intimidating. 

Tenants should be paying for anything they did that required repairs during the tenancy (eg they caused the toilet to back up, they pay for the plumber).I don't know what software to recommend, but you can do a lot of it in excel in a single file, just use different worksheets for each property within that one file.

@KiKi Wood that's it, that's the different between being able to scale with repeatable, consistent processes and systems vs getting overwhelmed and overloaded due to non-repeatable business processes.

I will also be creating a property management company (based in NJ as well) to manage the LLC's property.

We don't have a spa so that makes it difficult but I don't think putting one in will make that significant a difference for the cost.
