Somewhat agree, I do think there are a ton of bad PM companies out there.As a prior renter, I’ve seen my fair share of them too.  

The broker is also the property management company, and they believe there is some room for a rent increase.

If you aren't doing this with an LLC or other company, then the money is "still all yours" - you can freely do as you please with those funds (once the rents accrue enough for you to have a comfort level).I would suggest you contact a good accountant (CPA) knowledgeable in real estate matters to assist you with starting up your accounting system for this rental.

Do any of you have recommendations for solid:-contractors-insurance agents-attorneys-property management company-mortgage brokers?

This includes examining the structural integrity, plumbing, electrical systems, roof condition, HVAC systems, and any other significant features.Title Search: Hire a title company or attorney to perform a title search on the property.

There is also a large restaurant company here that I have been told needs rentals for a shorter term but pays very well to house staff that they bring in from out of town to work for them during high season.

Knowing things like median income for an area,  median rent , population growth, unemployment and investment of companies are some information that id like to research.  

They did remove it, but I have changed property management companies, and now, 2 years later, I see that the trampoline is installed again, and the tenants have installed a second shed without my permission.

Which title company are you all using now days?  

We include lawn care in all of our rentals through a contract with a private company and just build the cost into the rent because tenants suck at taking care of lawns.
