Are you comfortable with it sitting on the market?

I'm glad to hear I can get into this market from the comfort of Chicago.

Maybe after a few deals, your agent will be more comfortable with the fact that you will bring them repeat business so you can talk about lowering it half a percent. 

But if you really want to get ahead and make a comfortable life for yourself and your family, that's not how to do it. 

The advanatge is that most tenants are familiar with the forms and therefore comfortable.

If you are paying for utilities then this might work to your advantage or you can just go a little bigger so they can take comfortable showers.

Depends on your goals and comfort level.

I didn't feel comfortable renting a property in this condition. 

Most folks feel pretty comfortable at anything more than a year. 

I understand the importance of having a structural engineer to inspect any properties in question and I have one lined up if the case should arise.However, I am surprised at how "comfortable" people are when discussing structural repairs out here.
