Hi Everyone - I'm an out of state investor that currently owns 3 LTRs in Toledo.

Today (at least in WA state) every law you can think of has been written against you, and you'd better know them or you'll be in hot water fast. 

My lease states if I do not tell him I am renewing 60 days in advance, then the lease will expire.

I love all the debt funds where investors are saying "first position secured liens" - well yes that is what THEY invest in, but read the fine print that states "your investment is unsecured and not tied to any of the liens"....

Some states have limits on fees for applications, or pet rent or deposits.

My question is can I purchase a property as a house hack in a different state even if I never actually live in it?

There are some states (like NH) with some unique issues as well about the step up in basis of the underlying asses - where you could end up inheriting their state tax liability. 

I have properties in other states and was very skeptical to start because, it’s Detroit.

I have a comprehensive lease with all my tenants that states they must pay for utilities but not specifically that it will be divided exactly like this. 

We had a property in our state where the real estate taxes jumped from $40K to $60K per year.
