NestEgg sets it up where they give reminders on items that regularly need attention; cleaning furnace, mowing lawn, etc. and then they give suggested vendors to perform those tasks. 

I guess it would all depend on the least that you have with that tenant how long they are there for and instead of selling try the Airbnb route to where it might be beneficial to have your expenses paid off faster of course depending on the location as well and considering if your state allows that kind of thing and there's no anti-competition laws or something like that.

Depends on the task/responsibility you, level of quality you expect and the competition in the area.

My job do not require much labor so most of the time I am free because the tasks given to me I can accomplish in 30-60minutes.
