@Corby Goade i deff understand a home equity loan and line of credit and would actually RATHER do then then the cash out refinance because sooner or later the Pmi will go away and my monthly payment will drop And I will keep my 3.75 rate but I will be paying more money with the holc because it’s still at a higher intrest rate then the cash out refinance 

The FED actually said yesterday that rates will remain elevated through 2023 and that they will evaluate cutting rate hikes in the start of 2024.

I try and look for property's with the same characteristics as my subject home by trying to look for property's with the same bedroom and bathroom count but I feel like it's hard to find good comps or enough comps to actually get a good evaluation If anyone does anything different I would love to hear your feed back. 

What the ones who actually invest do share in common is going to be building an education in real estate investing totally unrelated to what they majored in.

The sales contract used by realtors in my state actually acknowledges receipt/review of the seller's disclosure.

Out of all the deals I have done, maybe only 1% I would say was a slamdunk and I saw there was no way to lose no matter what (i.e. somebody just handed a piece of real estate to me and only wanted pennies on the dollar) 99% of the deals, none of them looked like a slamdunk in the moment.

Thus making things better for those who are actually closing.

Tenant moved in on 3/19/24 while I was still waiting for their signed payment contract and I actually just docusigned the payment contract and uploaded our signed lease to the portal today.

I am actually moving out of my house this weekend, then I was planning to do a long term rental but maybe STR would be more cash flow?

Just looking for someone who has actually used their services to vouch (or not) for them.
