Hello Everybody, I have been snooping and studying the content on BP for a long while and have decided it's time to start.

Let's breakdown a few locations referenced.All of NJ* Pick up all the NJ Transits Stops Folders at Newark Penn Station and study the following* Express Stops back to NYC from all routes* Education for kids* Community involvement* TaxesGreater Philadelphia Market including SJ Hub Camden, Burlington & Gloucester Counties* What Neighborhoods in Philadelphia (55+ Designated Neighborhoods with a different renter in each)* Repurpose, Turn Key or Develop?

Without getting into too much detail, we've completed a feasibility study that determined that we could potentially build up to 7 stories (2 subgrade parking garage levels, main level retail, and residential above) but we have not gone any farther at this time.

He is waiting for my offer before he lists the property.In my feasibility study, I am using a model that assumes there's a demand for 7-8 sqft per person in the area.

I started studying to get my real estate license, as becoming a realtor may the route I need to pursue.What would you guys do in my position?

In Miami dade our doors 1/1 2/1 they fly... 3/1 I would look for the potential to add a bathroom...then you have a duplex 2 to 2/1  2200$ no problemkeep going study the rents talk to a friendly investor realtor.good luck
