Should I reinvent my practice as an accountant who specializes in real estate tax and accounting? 

I’d like to connect and partner with a real estate agent that specializes in rental properties, a CPA that specializes in stock market and rental investing tax codes, and anyone else that loves investing, financial independence, and early retirement (FI/RE). 

Do you guys have any recommendation on good local real estate agents who specialize in "househacking" and can advise me on this? 

Plus there are all the special regulations that go along with STRs.....Are you sure you'll be comfortable having strangers going in and out of your personal residence at all hours....?

My partners and I are licensed agents specializing in commercial real estate.

I will be trying to hire a GC who specializes in this type of building to handle the whole project.  

Is there a special way to buy these kind of properties or do I just go to title company on closing and pay cash for the house?

Florida’s state level regs are a whole different animal to deal with as well and I can’t claim to be an expert on those (I specialize in every other Gulf state and the Great Plains).To make things worse, a judge in AZ just struck down the current interpretation the Army Corps was using to define what wetlands they had jurisdiction over.
