It is best to refer to the title company/ attorney/ settlement agent involved in your transaction and your loan officer at the bank/ lender, but in most cases you would simply wire the funds required to close 1-2 days prior to your target closing date taking into consideration wire cutoff times and any processing time your bank requires.

I have heard them referred to as "condo-tels".

I have no idea what "certain steps" anybody would be referring to in order to have them not be a disregarded entity.  

I guess Lucas comment is referring to the fact that he gets the listings pre-market and not that it goes to anyone else.Thanks for clarification on this Patrick I think I am now getting how some of this works.

Reliability I doubt any contractor would say they aren't however I have references and several projects at various stages to back up my expertise.

You also get what you pay for, but if you aren't looking for a super performing site, more of just a place to reference, then they would be worth it.I use Bluehost for my personal sites, and I don't love them.

This website is amazing, the hardest part for me was finally telling myself I understand the basics and will learn the rest as I go (they refer to it often on here as analysis paralysis).
