@Josh Barnett - There are $2k+ rental markets in Colorado Springs, just keep in mind that the three largest players in getting you above the $2k range are location, size of home, and condition of home.

Some of the biggest players running their own portfolios are ex-investment bankers and to them everything is about finance, accounting and debt placement strategies.

Another way of saying this is that many of the big landlords and real estate players that I meet have built awesome busiensses or had great careers and have a big pile of money to invest.

Reason being, we're in a very competitive space, and the respect goes to the top players.
