In general I've gathered the higher cap rates usually come with lower income, more hassle factor rental properties (generalization of course).That said, all the horror stories of being a landlord are surrounding stuff breaking, calls in the middle of the night to fix stuff, evictions, etc.

A tenant who considers themselves middle class may not be interested in such a dated kitchen, a paint job will only do so much.Replacing cabinets these days are extremely inexpensive, so it's really a mathematical equation, of what if anything you can expect from a better set of cabinets, and the expected rent increase.

I won in court, but less than I should have because of his insane lies (all backed up with no proof) so it basically came to the judge trying to be fair and meet in the middle.

Even though roof is flat it is supposed to have a mile pitch to it for draining of water so it doesn't sit in the middle.
