I found a 6 unit, mix-use on MLS which we're in contract currently, and another 2 adjoining properties, 3 units each (6 total) that we initially lost the deal to another investor; but the agent called me today saying it might fall through, so we might be able to acquire that. 

I live in Northern Utah and I have been looking and looking in Davis and Salt Lake Counties and haven't found a ton of deals, everything seems vastly over-priced.

Let an investor know you found a great deal, ran comps for ARV, and got a GC there (one with a good reputation) for a quote.

I have found owner names and mailing addresses (I.e. not the address of the rental) through county records for the rental.
