I have rsearched bank REO sites, foreclosure websites etc... have put low ball offers in but no luck so far.I have heard that you should pu in about 15 offers /month and you might find smthg.

typerider, you had me at ultimate fighting :) I am reading one book now, and am in the midst of researching through this site here.

The Maryland site says it will take 7-8 weeks after submitting the paperwork to have the process finished.I want to try to tie up the property NOW but I don't want to screw myself by not having an LLC.

What an awesome site this is with so much information no matter what your experience level is.
