Would it be wise to invest in a wholesaling program ,and if so , what would someone recommend as a a good  program in learning wholesaling ?

Get pre-approved and see what you can afford property wise.  

So far, we've also not been looking at buildings that are 55+ but I'm wondering if that's a wise strategy?

It's just the matter of associating with the people you want to get involved with business-wise & sometimes it overflows to personal lives.

If you haven’t done so already, I would also speak with a CPA to ensure that an LLC is the best arrangement for you tax-wise.  

Business wise this means that a good tennat is only worth what they pay in rent.

I just wanted to ask what are some of the benfits tax wise and if someone can send me a contact to a CPA that specializes in Real Estate Investments.

Jason, depending on how much dirt you need quantity wise, I'd recommend using clay based soil.

If it is ceramic or porcelain (hard to tell in pic), it will last much longer than slapping peel-and-stick vinyl up, which you will have to do again soon regardless.Ever hear the expression, "Penny wise, pound foolish?"
