You shouldn’t wait that long to evict

My strategy is usually if I don't want to lose one month rent waiting for tenant which equates $100 reduction in rent, I would rather reduce that and get it rented and move on.. 

If you wait until the correction you will not have spent the time to know the market or develop the broker relationships so you can take advantage of an opportunity when it shows itself.

@Tim Gordon I don't have a lot of money, being that I am a college student with only a couple thousand.

They potentially be demolishing hundreds of thousands of dollars of perfectly good homes at a time to make way for new college buildings. 

So, they could potentially end up with already bad credit, worse credit after a short sale, and a possible creditor waiting to strike.

A classic was when the sellers were still packing several hours after closing and I was there with my buyer waiting and they had the nerve to ask if we minded if they took showers before driving off. 

I do plan on ripping the kitchen and bathroom, but I do know appraisers want to see that before hand, so I plan on waiting until closing for that.

My biggest struggle right now is trying to figure out how to properly estimate repair costs, so any suggestions there are appreciated.I have been thinking about taking the leap for years, and have finally set myself up to be in a position to do so.Can't wait to see where this goes.
