The pandemic has created new challenges, not only for tenants but also for property owners managing housing programs.

I have done my research and feel confident the properties will still cash flow with Long Term Rental rates in the area, but will cash flow a much higher rate if the STR rates on the estimators are accurate.  

If it’s a FSBO, the interest rate is high and the term is short, MAYBE.

The house is a 3/1, just over 1000 square feet, and we are planning to make it a 3/2 by adding a master bathroom to the back of the house into the back yard.

Awaiting an answer from my banker on what their current rate is on a HELOC (smaller local bank that tends to be investor friendly).. curious what thoughts are on HELOCs in general right now for such things?  

Maybe some affordable housing complexes. 

I have a rental in a large lot - easily enough to subdivide to 2 parcels, plus the house sits at the edge of the lot.

In California, if I want to sell my share of an inherited home to a family member through owner financing, is it possible to charge zero interest, say through a ten year pay back period or is there a minimum interest rate requirement? 

I am ready to secure another property for STR that we will do all the work ourselves being that it is 6 houses away from our main house. 

This included installing new tile flooring at the front of the house to enhance curb appeal, upgrading the electrical panels for safety and efficiency, and putting on a new roof to ensure long-term durability.
