Move breaker box from inside a cabinet to a safer location.

Keep in mind that we had almost no money starting off and I had 2 jobs. 1)Duplex purchased for 65,000 in August 2012, refinanced for $140,000 in Dec.2014, spent $10,000 in materials, rental income: $1050 + $565 2)SFH purchased for $36,000, spent two weeks doing repairs,  rents for $925, now worth 55-60k 3) Fourplex, bought for $100,000 in Dec.2013, refinanced in Jan.2015 for $189,000, spent under 12k so far 4) SFH: bought for 31,000, appraised for 79,000 4-5 months after work was completed. 

First month we spent close to half month rent to fix things they requested.

This will cost about $400 to replace in addition to $350 ive already spent earlier this year to keep in going. 

People just mail checks to a PO box.

I bought it for $55k and I believe the house to already be worth $65k-$70k with around $1000 spent in the kitchen and $1,000 - $1,500 spent in flooring and paint throughout the house.

Anyone following this post that can comment on Codebox or other electronic type lock box.

I went down to the City last Friday to ask them about subdivision versus condo regime - it was time well spent (note:  get there 30 minutes early on a Friday morning and you're in & out quickly.

Wouldn't it be smarter if you spent less time sifting through all the garbage properties in your email because you have 3 solid ace superstar wholesalers from different companies who pump out 30 quality deals a month each and you know you can get your hands on as many as your bank account can handle?

I read somewhere that if one wants to list a house, the money is better spent on a good appraiser to accurately price the house than a listing agent that just tells you what you want to hear and gets the listing...
