I know its just an opinion but in the end I just want to master the skill as an investor.

Does anyone have experience doing this, or can recommend some reading/resources/organizations who specialize in doing just this?

I already spoke to my state licensing organizations and there is no conflict of interest if I hold both licenses. 

But I agree, if you want it all organized and packaged neatly, it might cost you a bit.

Instead, know your skills and your abilities and use that to help them and propose what you could do to help.

Inspections often nip problems in the bud and if done by your maintenance team and documented with photos, you'll be more organized and know if a tenant is abusing the unit.We have our maintenance people contact the tenant by phone before going out on a call to get a better understanding of what the issue is.
