I'm sad because I'm from there, and I always wanted to invest there.  

True, you won't be collecting rent right away,  but it's better than nothing.The reason I ask is because I'm sad that's not an option for me.  

I imagine if you can prove shoddy work there may be some recourse, sadly it's a roll of the dice whether or not it is worth going after anything.

Sad to say there is lots of opportunities in Detroit, but that breeds bad actors waiting to make a few bucks off someone.This was a recent story in the newspaper: http://www.detroitnews.com/story/news/special-repo...Guys like this are just the tip of the iceberg. 

Sadly, the entire ridge cap of an expansive copper roof blew off during Hurricane Irma.  

Unfortunately, the hard truth is that lower-income tenants are often just one sick kid away from missing rent (unexpected time off work/expenses tend to snowball faster for people with limited income, sadly) which makes them less reliable tenants as a group, through no real fault of their own (generally speaking, of course, we've all had a nightmare tenant or two, regardless of their income).

Money is a very emotional topic for me and I find it difficult to not feel sad for it.

Sad post, and sad that it happens so much. 

I've personally known quite a few of the dream merchants and sadly, even taught for several of them.

I live in a really poor city, sadly.
