I recently attended a training with Denise Lones (the Lones Group) who is an expert on predicting the market.  

Also, check to see if there are local colleges/training places that offer Quickbooks training (I've seen colleges offer training during summer break and it's not terribly expensive and there are also businesses catered toward teaching Quickbooks in a classroom setting). 

I'm in Oklahoma for another two weeks for training but when I get back if you and others wanna do a lunch or something to talk about stuff let I'm definitely down.

Focus on the positive changes you can make based on your experience.You have to re-train your brain here, which takes practice: whenever you sense a negative thought percolating, you need to change it to a more solution-focused question in the present & future.For example, instead of typing "I regret not sharing with the coinvestors who turned out to be able to finagle extra income to pay for ground-up two units", try "How can I better understand my coinvestors' preferred and stretch budget limits?" 

does anyone know where to obtain funds to pay for pre liscensing training courses on the approved companies list from the nmls to become loan processor, loan underwriter, or a mortgage loan originator

Those employees are trained to only do things you do not want to do, including the time it takes to close and the "sweat equity" they require. 

Currently 1. looking for contractors in the area for updates and 2. confirm what we can get in rent for a 2b/1b unit walking distance to the Clifton-Aldan train station and the 102 light rail.Lastly, I welcome any thoughts on conversion to a triplex down the line.Looking forward to connecting with you all!

The processing fee is only an additional $3, however as these tenants have been a royal PITA thus far, and it’s increasingly apparent they will need to be continuously trained, I’d like to charge a fee for them breaking this rule in the lease; however the lease doesn’t state a consequence or fee for paying in multiple payments.

He went through one of the local RE training programs and I've met with him a few times (he has a good reputation and I trust him).
