Also, check to see if there are local colleges/training places that offer Quickbooks training (I've seen colleges offer training during summer break and it's not terribly expensive and there are also businesses catered toward teaching Quickbooks in a classroom setting).

Focus on the positive changes you can make based on your experience.You have to re-train your brain here, which takes practice: whenever you sense a negative thought percolating, you need to change it to a more solution-focused question in the present & future.For example, instead of typing "I regret not sharing with the coinvestors who turned out to be able to finagle extra income to pay for ground-up two units", try "How can I better understand my coinvestors' preferred and stretch budget limits?"

The processing fee is only an additional $3, however as these tenants have been a royal PITA thus far, and it’s increasingly apparent they will need to be continuously trained, I’d like to charge a fee for them breaking this rule in the lease; however the lease doesn’t state a consequence or fee for paying in multiple payments.
