I also don't believe you can depreciate personal property like this on a primary residence. 

We used FHA for our primary residence and they made the owners kait the she'd because it was flaking. 

Recently purchased a property with (2) garage apartments. 1 currently has a resident and the remaining apartment is being slightly renovated to make it suitable for rentals.Being that I personally mortgaged the property, should/how can I set up the rental portion under an LLC? 

Unfortunately this is not something that interests me and if I was to end up with this property, I would either leave the garage as is or undo the kitchen work.This would be our permanent residence for now, but the goal would be to either rent it out in a few years, or just sell it if/once it has appreciated to some extent.I have a hard time working this into the valuation of the house.
