Contracts for deed are being looked at more closely by CFBP because of predatory practices, but they are by no means illegal.4) What people are calling Sub2 financing can be achieved by 3 primary methods:Quit Claim deed where the seller has no recourse in the event of default but remains on the hook for the underlying loan.All inclusive trust deed (or wrap) where title transfers and the seller carries the note and continues to service the underlying debt.

Even after I approve someone I tell them until the lease is signed and I have the security deposit I do not pull the rental ads and I continue to consider the property available to other applicants.I have had, in the past, the unfortunate experience of having a lease signed and someone (a 100 percent service connect veteran no less)  ask me to wait until the first of the month to pay the security deposit...only to have him drop off the face of the earth.

Our state lobbyist out of Olympia spoke for a full hour on the socialistic bills and ideas coming out of the city council in Seattle in the Capitol.They are contemplating or have already enacted rules regarding no rent raises when service calls are unresolved, must show cause to terminate a m-m agreement, rent control, 5% capital gains taxes on RE sales (in addition to the 1.7% excise tax), pre-'78 lead inspections, periodic unit inspections, etc.
