I need more concrete pain or opportunity to sell and go somewhere else.  

HOA’s can also be a giant pain when it comes to renovations depending on the renovations you’re doing (inside vs. outside, for example) and that particular association’s rules. 

Experience is the absolute best teacher, just the tuition can be a real pain. 

So proud that my guy took a leap and worked through the pains of development to build this gem.

But, they can be a pain and you are forced to use a single GC.  

Also, the location was a bit farther away than I would have liked so I learned to stay closer to my main area because the commutes were a real pain.

You may have to put pressure on the seller but you do not have to release the seller from his obligation and can be a real pain in his process until he pays you for your costs.Don't accept the tenant in the home because that is written into your deal.
