Yes, you eventually need PPAs and interconnection agreements (IA), but distribution runs, permitting, last mile loads, zoning, substation capacities and required upgrades, … all these are just as important as your PPA and IA.

A lot of the best locations no longer give our STR permits but there some rare exceptions.But there is definitely something to your idea, you just need to think hard about finding the right location for the property.
