You need to be willing to scan listings daily, then contact and meet the landlord as soon as you see one.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.

As a agent I was chafing percentages rather than chasing the rapport and the root of the buyer/seller’s situation.After listening to podcasts daily about side hustles and how to make extra money, I came across Real Estate Investing where Im able to branch off in the real estate business on my own.

That’s why I stopped skimming the MLS daily.

We post live videos daily.  

No way for you to truly be separate from the property as you're living there, interacting with the tenant (your neighbor) daily etc.....In short, You are already knee deep in it no sense spending money on a PM.

Even if its not a big win, it has been a hair pulling, daily crying jag, killing the GC dream inducing, learn the hard way, LEARNING experience.  

Many people underestimate the power of establishing daily habits like this. 

I dont know anyone right now but I do keep an eye on mulit units daily because I want to buy one.

If you can’t blog daily, at least make it a consistent part of your monthly real estate marketing.
