Hey Sam, I'm an OOS investor from SoCal and I own a couple properties in Tulsa.

I own rentals here in Columbus, and appreciation here is great - about 7-17%. 

Small town big shots sometimes make their own rules and that's the type involved here.

Sometimes it's better to start in your own back yard to mitigate rookie mistakes.

Buy the block and make your own market.Congrats!

All -- I own 13 acres of some uneven terrain.

I currently own my primary residence and recently decided to buy a piece of raw land where my father’s construction company is, and with his help,  build a single family home on it which will become a long term rental when completed. 

Will also cover properties that are owned in a trust.

They have repeatedly blamed me for signing up with them, stating that it was at my own risk.

Or lean into some sort of unfair advantage or relationship in one of those markets.Here's an anecdotal example...I own a rental in Sugar Land, TX (suburb of Houston) and even Sugar Land has a dozen little sub markets.
