Could do the STR route as well, but that is risky adding in the cost of a full house of furniture on top of everything.I am so torn, because I LOVE this area, I LOVE the house, there is so much potential here and so much improvement going on in the neighborhood, that I know we will see some great growth and appreciation in the next 5+ years.

Vacancy rates at/below 2%, great schools (including some highly-rated public, private and Spanish immersion enrollment options) and AMAZING outdoor trail systems and dedicated green space - not to mention the Great Lake Superior and North Shore!

My understanding is if there is a fire, and the fire damages the building, the structure would be covered by the commercial policy issued to the HOA, but if the fire also damaged furniture in unit #6, then it will be up to whatever insurance the owner of unit #6 John Smith covered.So one of the units is being sold right now and the mortgage company of the buyer is requiring equipment breakdown endorsement coverage to be included in the current HOA commercial policy.
