How long after the notice is in the paper do you guys send letters?

If the vacancy is dropping, how is that happening and how can you be sure that trend will continue when the MI trned of population growth has been steadily decreasing over the last two decades?

I have noticed more and more inventory being available while prices are still high.

Mortgage will decrease from $1,100/month to $675/month. 

If reduce rent as compensation, you can’t write that off, you’ll show less cash flow (which will decrease the amount you can leverage on Thao property from a banks perspective if you wanted to purchase another property).Personally, I’d keep rent the same, and mail the tenant a check each month.

I did notice that fine print and that's what kick started the process of asking on here and trying to research before I make the wrong decision.Thanks!

Tenant and I have agreed to 24-hour notice to show unit.

Have your attorney do two things simultaneously: (1) draft a letter to the tenant called "notice of termination and demand to vacate" and (2) file an unlawful detainer suit seeking possession and, if possible, damages. 

Failure that then go to courthouse and file eviction notice for failure to keep unit liveable.

Is there an official notice that I can print out?
