Some lenders will only consider lot rent in their valuations of non owner occupied MHPs. 

If using a lender this is a non issue.

I have a question in regards to you mentioning MLS vs Non-MLS.

There is even a comment on profit is made on rehab which is not always the case, in fact, rehab (especially for non established investors - local and OOS - - even experienced investments groups like ourselves) the rehab is where profit is lost almost each and every time. 

Have been reading that a solo IRA would be a better vehicle for purchasing property as the property can be leveraged with a non recourse loan and not have to pay tax on the gains associated with the loan portion at the “trust” tax rates.
