They are there but you really need to dig forI've also talked with some investors who have invested in Philly and have done some light research on the areas, but have been trying to stick to areas around NYC since I want to be involved in the rehabs. 

You just need to get creative and start digging deeper.

No matter how good you estimate the cost, there are always unexpected things you find when digging into these old places.

Spoke with her on the phone and have found her on a few different sights confirming her positions but will continue to dig in. 

@Daniel Roman there are deals out there you just have to dig through a lot of them to find one.

Keep digging. 

I am still working to get the deal under contract and then I will dig more in to deferred maintenance and estimates on when big ticket items will need to be replaced.

Blake is right that there are not a lot of small MFs in my area, mostly ginormous complexes, so I'm going to dig around and see if some 3 or 4s exist,  Kevin's idea sounds good even though really really don't want to move...but if it's the best way to start then I can suck it up.

Pflugerville, Kyle, Hutto, Round Rock, East Austin, San Marcos, New Braunfels, San Antonio, Del Valle... there's plenty of decent markets within driving distance.Let me know if you want to dig deeper I'm happy to share my findings!
