Or, you can do something like a debt service loan that looks more at the income potential of the property - FICO will still be a factor, but not the other stuff I mentioned. 

I'm thinking of just waiting 2-3 years until that investment finally matures but at the same time have been considering getting at least one rental unit going as I still have the remainder of my HELOC I can use for a down payment.

So maybe wait till rates come down some more next year.

If you did go with them, have you encountered any of the concerns that @DongHui Patel mentioned? 

Just ask them how much experience they have with running the business and can they do the deal like a commercial lease with the terms I've mentioned (I think those are fair terms).
