I would look to building relationships with community banks such as First Virginia Community Bank, Chain Bridge Bank (right in your neck of the woods), John Marshall, etc.

This stops a good faith buyer from purchasing from an unscrupulous seller down the road.Any document filed in the chain of title may alert the bank about the sale and they could invoke their due on sale clause.
