If you are more interested in growth, and not interested in cash flow, equity multiple could be the focus, if you couple that with hold period timing.There's no absolute answer that covers everyone, but what IRR does is it takes into account the amount of cash flows, the direction of cash flows, and the timing of cash flows to quantify results that you can then compare to other similar options.

So again, sell as yourself, sell as himself, buy as a disregarded LLC - this technically does not change the taxpayer and would be permissable for 1031 purposes.I always counsel you to make the deeds match as closely as possible simply because it avoids questions and fluke situations with inexperienced field agents in an audit.

If you are non-accredited and conservative, then in my opinion most of their options have too much risk and you will probably find other Crowdfunding/syndication deals a better match (like Blackstone real estate investment trust, BDREX etc).
