You could also maybe use a right to continue marketing clause where you can kick out the other buyer if they do not perform in a certain period of time when a stronger buyer shows up.No legal advice given.

.- I have the statement of condition that I will have the renter sign and make copies of and provide them a copy.- I will have them provide a copy of their tenants insurance for my records. - Will provide receipt for first and last months rent.- Im thinking of not charging security deposit because of all the strict MA laws and just using the last months rent as a sort of security deposit, thoughts?

Purchased a 3 fam in Jan 2024 built in 2016 in an appreciating expensive market across the Hudson River from Manhattan NY. 2 units were vacant on acquisition and completed rehab in July, 3rd unit tenant vacated in May and completed rehab this week.
