Good morning/afternoon/evening,I recently relocated to the Salt lake area for work.

Afternoon all,Very new to real estate, and have been told by a few people that analyzing 100 properties is a good start.

So I think the vacancy is just laziness. 

Maybe I'm just lazy.  

Good Morning Bigger Pockets family, (Good Afternoon to some)I have been learning as much as I can about investing, I have met a mentor, I have read books and have started networking as much as I can.

The problem with saving some money with family is they also feel they can be lazy due to the fact they see it now as them doing you a favor instead of having a sense of responsibility they will be lazy unless you pay them full commission and hold them accountable to you as a client.Also a good agent will not be content with just putting it on the MLS, they will seek ways to sell the property such as marketing, open houses, spreading the word to other agents.

I am too lazy to pull out my receipts for the ones the gutter people put on, but home depot sells a 2 foot guard for about 3 bucks.

Good afternoon,I'm actually a property manager here on the island.

My wife and I closed on the sale of our first flip this afternoon and are pleased with our first effort.  

The tenant has to move out by noon on the last day of the month and they just leave the keys in the lockbox, the cleaning company comes at noon and uses those keys, the painter comes at 3 pm and uses the same keys, if there was damage I noted in the pre-move out inspection I leave the supplies in a common area and have the handyman over in the afternoon.
