How can you find/predict where these type of transitions will be occurring and buy into another area at rock bottom?

My Personal record for Houses shown in one day is 43 - primarily in Round Rock & Pflugerville (Austin, TX area). 

Hurley & Whitwell is a law firm in North Little Rock that is involved in helping investors buy a LOT of tax sale properties in Arkansas and that files a LOT of quiet title actions to clean up the titles.  

I Say this because I am from the Downriver Area ( Allen Park, Southgate, Wyandotte, Trenton, Taylor, Riverview etc ).I Currently Live here and am Looking for my First Investment Property. ( Not Necessarily just here though ).I Like the Flat Rock Area , Im Not Very Familiar with Garden City/Westland & their #s , But the "Downriver Area/ Allen park & Surroundings are right around 50k & Under.When you Get Back ( Hopefully ill have Sealed Some Deals by Then ) Maybe we can Meet Up or Talk some More & Possibly partner on some Opportunities.

I've remodeled most of my primary residence from building a 16x20 deck in the back to installing kitchen cabinets, counter tops, flooring, doors, painting, texturing, sheet rocking etc.

No insulation in exterior walls because they were already sheet rocked             Not enough plugs because it was already sheet rocked             Just added a duct from existing ac ;  450sqft would take an extra ton of cooling which would require             the ac system to be changed

This group rocks.

For the outside I'm thinking stucco and fake (nice) rock on the front and hopefully just replacing the bad portions of siding rather than redoing it all.
