You should be in the 4's now with good credit.

I am also fortunate to have purchased a marginal deal in a good market and will be ok in the end.

I will say nobody deserves more appreciation than a good lender and that knowing where to take a customer with a certain property or profile has made a substantial difference in my business and client experience. 

It puts us a little behind at the beginning of each new year but honestly, I think it brings everyone back refreshed and more efficient when they do come back and we also take that time off so it's nice to know that I'm not ignoring emails from them.I've heard good things from other investors that have used Rocket Station and Hire Train VA to find theirs but I can't speak to that experience personally.

Given the recent pickup in activity, I thought this would be a good time to re-hash the agencies' small balance multifamily loan programs for future reference. 

My question is would it make sense to save for down payment for another primary residence and rent this home out with negative cash flow to get into the REI game.
