However I have just become ready to make another purchase and I see one SFH foreclosure property that looks good so I called another agent rather than wait the two weeks and miss out on it.My question is if I try to fund this new purchase with the same lender I used before, but for a purchase with a different agent because mine is on vacation, could this cause problems? 

There are other units the exact same as mine that sold for around $250K over the summer and another listed at $270K right now.

My town would probably be the equivalent of a gold mining or oil rush town from the 1800's. 

With that said and depending on your experience level, a good realtor can be worth their weight in gold in terms of liability protection and experience.

If you can find a reputable property management company, that has extensive market knowledge, they will be worth their weight in gold.
