What are Best Practices for Agent Remarks when Listing property with a Flat Fee Broker?

Specifically asking about public safety, appreciation vs. cash flow thoughts, and complexity of building a local team (agent, property manager, general contractor).

I purchased this home back in 2020 knowing full well that eventually it would require a good bit of rehabbing.
