hey man, i was also fresh starting out and just want to say you should keep running different property over and over. i think about on my 40th or so i had one deal that the numbers were so DRAMATICALLY different than everything else Ive seen it lit a fire under me to go get it .

Then put in a fresh sink , fixtures and appliances and new knobs on the doors and put your money into new countertops and floors.
