It sounds like you could be accused to discrimination unless the protected part was the same among all applicants.

The reserve price wasn't met, but it's set very overpriced, and I don't think anyone would meet that price.The day after I won the auction, I received an email stating that the seller is offering all eligible bidders the chance to place another bid.

You might consider syndications (large apartments with other investors) then, although you have to be really picky & cautious these days. 

As a balance sheet/hard money/private money/portfolio lender  (I list them all because they are all the same thing) I do not want to be pitched in anyway.

In our area, a property like this could either go in 2 days or sit on the market forever depending on location, comps, and local market. 

Also I find that when I search the MLS every night I find the new listings 2 days earlier than they come to me in my automatic searches.

Hi Sylvia,I’m seeing vacant lots within HOAs like The Hideout, Indian Rocks, and Lake Wallenpaupack estates that have high margins and researching the area, I found at least a couple similar lots in the same area selling for %200 profit on the low side.
