@John Galang I agree, many investors end up executing a 1031 exchange down the line, but then they've likely held the prop for a long time, built up equity through tenant paydown and are ready to leverage that capital into a larger portfolio.

This way you enjoy a year of cash flow (if your numbers are actually what you predict), then 1031 exchange into something that cash flows better, like multifamily outside of Nashville.

My parents own a 1031 Exchange, single tenant property and the lease is coming to an end.They purchased this property years ago and they have used it for their retirement income.They've asked me to handle the property for them and I'm not sure how to proceed.Does anyone have any experience renewals involving a 1031 exchange, single tenant property?
