Hi Jason and welcome to the community,In working on construction projects outside of my state (I'm a licensed residential contractor and SF rental owner) I have encountered that the local building codes might be amended to add any local requirements in addition to the national codes, so you want to work with a local contractor to at least give you a run down of the process and help you pull permits for any items requiring a licensed electrician, plumbing or structural work.Good luck in KS.MRod

You will never see an appreciation in value, you will see a decline of the asset, and you will encounter tenants that are professional at making earning a return difficult.Proper management may be difficult to find as well.Take a google street view drive down it. look at the boarded up houses and the housing stock.

I've not encountered a HML that requests Personal and/or Business Tax returns or W2s - that's why they're going to a HML.
